Springfield Floors, Decade by Decade
Springfield is our home base, and most of the epoxy flooring we install happens inside the city limits. The capital had 114,394 residents at the 2020 census and about 57,424 housing units in recent Census estimates. Those homes went up over more than a century, so the concrete under them ages in different ways. This page walks through the city by building era first. Then it covers the places that need more than a standard garage system: lake homes, townhomes, rentals and the workplaces that keep the capital running.
Before 1940: detached garages and old basements
About 17.7% of Springfield homes date to 1939 or earlier, per recent five-year Census survey data compiled by Point2Homes. Some of the oldest blocks surround Lincoln Home National Historical Park, where the National Park Service preserves the neighborhood around the only house Lincoln ever owned. Garages behind houses this old were often added later. Some were poured thin and without control joints. We see slabs that slope toward the alley door, cracks that run corner to corner, and patches from decades of repairs. Basements from this era can have rough floors that were never troweled smooth.
On these floors we usually start with Concrete Crack & Floor Repair. We grind, fill and level, and only then talk about a coating. If a slab has broken into loose pieces, replacing it is the better use of your money, and we tell you that at the estimate.
1940 to 1969: postwar garages
About 28.8% of the city's housing was built across these three decades. Garages from the period are often one or one-and-a-half cars wide, and many have been painted at least once. Paint has to come off completely before resin can bond, so we grind until we reach clean concrete. Epoxy Flake Floors suit these garages well. The chips hide the small dips and trowel marks that older finishing left behind, and a full broadcast covers patched areas so they do not show through.
The 1970s and newer: attached two-car garages
The 1970s are the largest single decade in Springfield housing at 18.6%, and the city's median home was built in 1972. Think of the ranch or split-level with an attached two-car garage, now about 50 years old. These slabs are usually sound but tired. Salt has scaled the tire paths, oil has soaked in under the engine, and a hairline crack or two runs off the corners. A flake system with a polyaspartic topcoat is what we install most often in them.
Homes built since 1990 make up about 25.5% of the stock. Their concrete is usually flatter and harder and needs less repair. A smooth, power-troweled slab still has to be ground before a coating will grip it.
Lake Springfield homes
City Water, Light & Power built Lake Springfield in 1935 by damming Lick Creek. The 4,200-acre reservoir has 57 miles of shoreline and more than 700 lakeside residences. Lake homes ask more of their floors. Garages hold boats, trailers, kayaks and fishing gear, and lower levels open toward the water. A trailer jack and a dripping hull are rough on bare concrete. For these garages we suggest a thicker flake build. For a lower level that people walk into with wet feet, we test for moisture and add texture to the topcoat.
Townhomes and rental properties
About 8.1% of Springfield homes are single-family attached units, and 35.7% of occupied homes are rented. A townhome association can coat a row of garages in one visit so the finish matches from unit to unit. Each owner can still get a separate written quote. For landlords, a sealed garage or basement floor cleans up faster between tenants and holds less dirt and odor than bare concrete. We can quote one unit or a whole building.
Floors for the capital's workplaces
State government is the biggest employer in town, at roughly 17,800 jobs in the city's 2025 annual financial report. Memorial Health, HSHS and Springfield Clinic together employ more than 13,000 more. Around them are print shops, supply rooms, maintenance garages, kitchens and storage buildings. Commercial & Shop Floor Epoxy fits these spaces. It is a thicker, chemical-resistant system that handles carts, pallet jacks and daily mopping. We can work in sections or over a weekend so the business stays open.
Ground that can move
Springfield sits on a flat plain underlain by glacial till, near the Sangamon River. Much of the county also sits over old coal workings. The Illinois Mine Subsidence Insurance Fund puts about 57% of Sangamon County housing units inside its two mine-related zones. Most cracks we find are ordinary shrinkage. When a crack is new, wide or growing, we point it out before we quote any coating.
Storm-rebuilt garages
Springfield sits at the far edge of Tornado Alley. On March 12, 2006, two F2 tornadoes injured 24 people, damaged hundreds of buildings and caused about $150 million in damage. If your garage was rebuilt after a storm, its slab may be younger than the house. We read the concrete, not the house's age, when we plan prep.
Matching Springfield floors to services
- Pre-1940 detached garage: Concrete Crack & Floor Repair first, then Garage Floor Coating
- Postwar painted garage: full grind, then Epoxy Flake Floors
- 1970s attached two-car: flake broadcast with a Polyaspartic Floor Coating topcoat
- Lake home garage: a heavier flake build for trailers and wet gear
- Older or walkout basement: Basement Floor Epoxy after moisture readings
- Clinic, shop or warehouse space: Commercial & Shop Floor Epoxy

Springfield Questions
Do you work in every Springfield neighborhood?
Yes. We coat floors across the city, from Enos Park and Old Aristocracy Hill to Westchester, Harvard Park and Springfield Lakeshore. Every estimate is done on site, because two garages on the same street can need very different prep.
My detached garage floor is cracked and slopes toward the door. Can it still be coated?
Often, yes. We grind it, fill and level the cracks and spalls, and then coat. A slope that drains water out the door is fine to keep. If the slab has broken into loose sections or keeps shifting, we will recommend replacing or repairing the concrete before spending money on a coating.
Can you coat a garage that stores a boat or trailer at the lake?
Yes. We usually suggest a thicker flake build for these floors, since trailer jacks, wet hulls and fishing gear are hard on a thin coating. We also talk about where the trailer tongue rests so that spot gets extra attention during prep.
