Repair First in Riverton
Riverton has more old concrete than most towns its size, and that changes how we approach epoxy flooring here. John Taylor founded the village in 1837 as Judy's Ferry, named for the ferry across the Sangamon River. It went through the names Jamestown and Howlett before becoming Riverton in the 1870s. A flour mill and a coal mine brought a boom, and coal drew a larger immigrant population than other small Springfield-area towns. The village grew from 703 people in 1880 to 1,911 by 1910.
What old Riverton floors look like
Houses from the coal era and the decades after it often have basements with thin, uneven floors. Garages were added over many years, so you might find a 1950s slab next to a 1990s addition. Common problems we see on older floors:
- Cracks that have opened and been patched more than once
- Sections that have settled lower than the rest
- Old paint, tar or mastic from a past floor covering
- Pitting and flaking from decades of road salt
- A floor drain that sits higher than the floor around it
None of these rules out a coating. They do mean prep is most of the job.
Concrete Crack & Floor Repair as the main event
On many Riverton floors we spend more time repairing than coating. We grind away loose surface and old coatings. Cracks are routed and filled with a rigid or flexible filler, depending on whether they move. Spalls and low spots are patched and leveled. Some owners stop there and leave the repaired floor bare. Others go on to a full flake system. Either way, the written quote lists the repair work on its own line so you can see what it costs.
Coal under the county
Sangamon County is a mandatory county for mine subsidence insurance, so the coverage comes built into property policies. The Illinois Mine Subsidence Insurance Fund estimates that about 107,716 acres of the county, and more than half of its homes, fall within its two mine-related zones. Most cracks we find in Riverton are ordinary shrinkage and age. A crack that appears suddenly, widens over weeks, or comes with doors that start to stick is different. We will not coat over that. We will show you what we saw and suggest you call your insurer or an engineer first.
Basements near the river
A basement floor sits below grade against cool soil. In a humid central Illinois summer it can sweat, and moisture can also rise through the slab. Old basements usually have no vapor barrier under the concrete. Before we suggest Basement Floor Epoxy, we take moisture readings in several spots. If the readings are workable, a moisture-tolerant primer comes first. If they are not, we tell you, and we do not sell a coating that will lift.
Smaller jobs are welcome
At the 2020 census, 28.5% of Riverton households were one person living alone. Not every floor here is a full two-car garage. We coat one-car garages, single basement rooms, laundry areas and workshop corners. We also do repair-only visits for a cracked or crumbling slab that does not need a coating yet. Each gets the same written quote.

Riverton Questions
Can you just repair my cracked garage floor without coating it?
Yes. We do repair-only jobs: grinding loose surface, filling cracks, patching spalls and leveling low spots. You can coat later, and the repairs will already be done.
How do I know if a crack is from mine subsidence?
We cannot say for certain, and an estimate is not an inspection. Cracks that appear suddenly and keep widening, especially with sticking doors or windows, are worth reporting to your insurer. We point out what we see and hold off on coating until it is checked.
Our basement floor has old tile glue on it. Is that a problem?
It has to come off. Old mastic and adhesive will not hold a new coating. We grind it away during prep, and some older adhesives need extra care, so we look at it before quoting.
